Knockdown Rebuild Builders in Sydney

A knockdown rebuild lets you stay in the suburb you love and end up with a brand new home built exactly how you want it. Black Willow Group manages the whole process across Sydney’s Northern Beaches and Eastern Suburbs, from demolition and approvals through to handover.

If your block is in the right spot but the house no longer works, rebuilding is often better value than renovating an old home that keeps throwing up surprises. We help you weigh it up honestly and, if it stacks up, deliver a new home suited to the block and the way you live.

Is a knockdown rebuild right for you?

A rebuild usually makes sense when:

You love the location but the existing house is tired, poorly laid out or expensive to keep patching.
Renovating would cost nearly as much as building new, without giving you a home that fully works.
The block has more potential than the current home makes use of — better orientation, views, or space for a second storey.
You want a fresh start with a new-home warranty, modern energy efficiency and no hidden problems behind old walls.

If a renovation is genuinely the smarter move for your place, we’ll tell you.

Our knockdown rebuild process

Feasibility and site check. We look at the block, the existing home, council controls and your brief, and give you an honest read on whether a rebuild stacks up.
Design and quote. A design suited to the block and your budget, then a clear, itemised fixed-price quote.
Approvals. We manage the DA or CDC pathway and the demolition approval, plus the certifiers, engineers and consultants.
Demolition and build. Disconnections, demolition and site prep, then construction managed end to end by one team.
Handover. A finished, warranted new home, cleaned up and ready to move into.

Frequently asked questions

Is a knockdown rebuild cheaper than renovating?
Often, yes, especially with an older home where a renovation keeps uncovering problems. You also get a new home with a fresh warranty and modern efficiency. It depends on your block and the existing house, so we give you an honest comparison before you commit.

How long does a knockdown rebuild take?
Demolition is quick. Design and approvals usually run a few months, and the build itself is typically in the region of 10 to 16 months depending on size and complexity. We give you a realistic program up front.

Do I need council approval to knock down and rebuild?
Yes. You need approval to demolish and to build, either through a DA or the faster CDC pathway where the block qualifies. We don’t lodge the approvals ourselves, but we’ll point you to a trusted architect, draftsman or designer to handle that side, then we take care of the build.

Can I stay in my home during the process?
Not during demolition and construction, but design and approvals happen while you’re still living there. We plan the timing so you’re only out when you need to be.

Do you handle the demolition too?
Yes. We manage the disconnections, demolition and site preparation as part of the project, so it’s one team and one point of contact throughout.

Which areas do you cover?
Sydney’s Northern Beaches and Eastern Suburbs. If you’re nearby, ask.
